WATERLEIDINGSTRAAT
Deze vervangingsbouw voor de verouderde residentie Zilverden te Kessel-Lo huisvest 24 sociale huurappartementen in een goede mix van appartementen met 1 tot 4 slaapkamers. Iedere woning beschikt over een private buitenruimte onder de vorm van een ruim terras. De gemeenschappelijke tuin achteraan is toegankelijk voor alle bewoners. Er worden twee verticale circulatiekernen voorzien met lift en trappenhal waar per verdieping vier appartementen op uitgeven. De horizontale circulatie in het bouwvolume wordt hierdoor zoveel mogelijk beperkt. Op gelijkvloers niveau vormen de inkomzones een doorsteek doorheen het gebouw en geven zo toegang via de collectieve groene ruimte en het park dat wordt aangelegd op de site Lolanden. Parkeerplaatsen en fietsenstallingen worden voorzien in de ondergrondse parking. Een grote architecturale diversiteit schuilt in een eenvoudig opzet. De gevelbeelden veruitwendigen het idee van grotere configuraties gebouwen samen te stellen uit een doordachte schakeling met een minimum aan typologieën. Door dit te combineren met een eenvoudige structurele logica, planflexibiliteit en tijdloze materialen wordt een duurzaam resultaat bekomen. Voor de gevels is geopteerd voor een lichtkleurige baksteen met een warme tint in combinatie met wit aluminium schrijnwerk. Door op niveau 2 de gevelafwerking deels te voorzien in baksteen, deels in een helder wit materiaal, wordt een geleidelijke overgang gecreëerd tussen de kleinschalige eengezinswoningen en de grotere bouwvolumes van Lolanden. De heldere, warme tint van de baksteen en het witte schrijnwerk verlenen het geheel een zekere elegantie en lichtheid die aangenaam contrasteert met de ontworpen groene zone.
This replacement building for the outdated Zilverden residence in Kessel-Lo houses 24 social rental apartments in a good mix of apartments with 1 to 4 bedrooms. Each apartment has a private outdoor space in the form of a spacious terrace. The communal garden at the back is accessible to all residents. There are two vertical circulation cores with elevator and stairwell to which four apartments per floor give out. The horizontal circulation in the building volume is thus limited as much as possible. At ground floor level, the entrance zones form a passage through the building, providing access through the collective green space and the park that will be created on the Lolanden site. Parking spaces and bicycle parking are provided in the underground parking. A great architectural diversity lies in a simple design. The facade images externalize the idea of composing larger configurations of buildings from a thoughtful circuit with a minimum of typologies. By combining this with simple structural logic, plan flexibility and timeless materials, a sustainable result is obtained. For the facades, a light-colored brick with a warm hue was opted for in combination with white aluminum joinery. By providing the facade finishing on level 2 partly in brick and partly in a bright white material, a gradual transition is created between the small-scale single-family homes and the larger building volumes of Lolanden. The bright, warm hue of the brick and the white joinery lend the whole a certain elegance and lightness that pleasantly contrasts with the designed green zone.
